Who we work with
One gutter team for the people who look after a lot of roofs
Whether you manage one building or two hundred, here is how we help.

General contractors and builders
New builds, ADUs and remodels across North and Central OC. We form seamless runs on-site to your finished roofline and keep to your schedule.

Property managers
Apartments, duplexes and single-family rentals from Buena Park to Tustin. One call covers cleaning, repair and replacement, and we can schedule around tenants.

HOA boards and community managers
Condo and townhome communities in Anaheim Hills, Orange, Tustin and Cypress. We clean and repair the whole community on a set schedule and give the board one written scope.

Insurance agents and adjusters
Insurance agents and adjusters working claims after winter storms, wind and falling limbs. We document the damage and the repair with photos for the file.

Restoration and mitigation teams
Restoration and mitigation teams after water damage. We fix the gutters and downspouts that let the water in, so the repair you just finished does not happen again.

Realtors and home inspectors
Realtors, home inspectors and escrow teams across North Orange County. We turn inspection notes into a written gutter estimate quickly so the deal keeps moving.
Local work
Where we help partners across Anaheim
North Orange County is a hard place for gutters to get noticed until they fail. Ficus, palm and pepper trees drop all summer. Flat and low-slope roofs on ranch homes and apartment buildings from Garden Grove to Fullerton send all their water to a few downspouts. When the winter storms finally show up, they come all at once.
A lot of the partner work here is steady and repeat: property managers turning over units, HOA boards working through a community on a schedule, and builders who need a gutter sub who can come in at the right point, form seamless runs on-site to the finished roofline and get out of the way so the next trade can start.

- 4Photos when we finish
You get photos of the finished work, plus photos of any damage we found, for your records, your board or the insurance file.
What we handle
Everything on the roofline that moves water
Every run is formed from a coil on our truck and cut to the exact length of the roofline, in aluminum, copper or bonderized steel.
One-time cleanings or scheduled visits each year so the gutters on every property you look after stay clear.
Leaks, sagging runs, loose hangers, dents and pulled downspouts, fixed and documented.
Fine stainless micro-mesh that keeps leaves and needles out, so the gutters need cleaning far less often.
Rotted fascia replaced and downspouts tied into underground drainage that moves water away from foundations.
Every estimate is free and in writing, so you can compare, approve or take it to the owner or the board.
Partner playbook for North OC
What each kind of partner needs from a gutter team, and how we deliver it
A builder, a property manager and a realtor all call us about gutters, but they need very different things. Here is how we work with each of them across Anaheim and North Orange County.
General contractors, builders and remodelers
You need a gutter sub who comes in at the right point in the job, does it once, and gets out of the way. Gutters go on after the roof and the fascia are finished and painted, so we schedule against your milestones instead of a guess. Our truck carries the machine, and every run is formed on-site to the finished roofline for new seamless gutter installation, whether that is a new build, a second-story addition or an ADU in the backyard.
- Downspout locations planned with you before flatwork and landscaping go in, not after.
- ADU and addition runs tied into the existing system on the main house.
- Underground drainage lines laid before hardscape pours, so nobody cuts new concrete later.
- Fascia checked before we hang anything, with rot flagged to you instead of covered up.
- A written scope you can drop into your bid, and photos when the runs are up.
Property managers and multi-unit owners
Apartment buildings and rentals from Buena Park to Tustin need gutters that stay clear without the manager chasing them. Many of these buildings have flat or low-slope roofs that send all their water to a few downspouts, so one clogged outlet floods a walkway or a ground-floor unit. We set up each property on our gutter maintenance program, schedule visits around tenant notice, and handle turnovers as one-off calls. Each property gets its own written scope and its own photo set, so the owner sees exactly what was done at which address.
HOA boards and community managers
Boards need numbers they can vote on and a plan that fits the budget year. Here is how a community job usually runs with us.
- Walk the whole community. We go building by building and note the condition of every run, outlet and downspout.
- One written scope for the board.Priced by building, in a format the manager can drop into the board packet, with the worst buildings first if the work needs to be phased.
- Work on the community calendar.Residents get notice before we arrive, and the manager gets a photo record per building after each visit.
Realtors and home inspectors
Escrow runs on a clock. When an inspection report calls out sagging runs, rusted seams, missing downspouts or water pooling at the foundation, you need a real number in writing before the contingency date, not a vague guess. Tell us that date when you call and we schedule around it. Our written estimate can go straight into a repair request or a credit negotiation, and if the seller wants it fixed before close, we do the gutter repair and send photos of the finished work for the file. For listing agents, a pre-listing cleaning and repair takes gutters off the inspector’s list before buyers ever see the report.
Roofers, painters, restoration and insurance contractors
- Reroofs: we take the gutters down before tear-off, then hang new seamless runs once the new roof edge is in, so the roof sheds straight into the trough.
- Paint jobs: fascia gets painted first, gutters go up after, or we match the new color with colored aluminum gutters.
- Rotted wood: damaged fascia board replacement handled in the same visit as the gutters.
- Storm claims: damage photographed before we touch anything, an itemized written scope, and after photos of the repair.
- Water damage: we fix the gutter or downspout that let the water in, so your restoration work stays dry.

The North Orange County properties our partners bring us, and what their gutters need
From 1950s tract streets in Garden Grove to hillside lots in Villa Park and salt air in Huntington Beach, the same gutter problem looks different on every block. Here is what we see on partner jobs, and how a job runs from first call to final photos.
Much of North Orange County went up in the 1950s and 1960s. Ranch and tract homes in Anaheim, Fullerton, Garden Grove and Westminster often still carry gutters sized to the original spec, on roofs that have been extended, reroofed or added onto since. Flat and low-slope roofs on those ranch homes and on apartment buildings send their water to a few downspouts, so a single clogged outlet becomes a flooded walkway.
The debris doesn’t let up. Ficus, palm, pepper, jacaranda and sycamore drop through the long dry months, the Santa Ana winds pack grit into the troughs every fall, and then a handful of winter storms ask the system to move a season of rain in a few days. With NOAA’s El Niño Advisory in effect this winter, partners with many properties are wise to get them cleared and checked before the storms start, not between them.
Property types and the gutter scope they usually need
| Property type | Where we see it | Typical gutter scope |
|---|---|---|
| 1950s and 1960s ranch and tract homes | Anaheim, Fullerton, Garden Grove, Westminster | Replace undersized runs with seamless gutters sized to today’s roof, add downspouts where low-slope sections drain to one corner |
| Apartment buildings and multifamily | Anaheim, Garden Grove, Santa Ana | Scheduled cleaning, outlet and downspout repair, more downspouts where low-slope roofs drain to too few |
| HOA condo and townhome communities | Anaheim Hills, Orange, Tustin, Cypress | Community-wide cleaning cycles, phased replacement, gutter guards under heavy trees |
| Retail centers and offices | Along Harbor, Beach and Katella | Commercial gutters and downspouts routed away from walkways and entries |
| Hillside homes | Anaheim Hills, Villa Park | Downspouts tied into underground drainage that carries water off the slope |
| Bungalows and Craftsman homes | Old Towne Orange, around Fullerton | Runs fitted to older rooflines, with copper gutters where they suit the architecture |
Local conditions that change the job
- Salt air near the beach: on Huntington Beach properties we look harder at hangers, fasteners and seams, where salt air shows up first.
- Hillside lots: water off a slope gathers speed, so where it lands matters as much as the gutter. We plan underground gutter drainage with the site, not as an afterthought.
- Heavy tree cover: ficus leaves and palm litter are what BroGuard micro-mesh gutter guards are built to keep out, which cuts cleaning visits across a portfolio.
- Added square footage: ADUs and room additions change how much water a roof collects, so we check whether the existing gutter size still fits.
- Over the county line: the same crews cover Cerritos, Lakewood, La Mirada and east Long Beach, so one partner relationship covers both sides of the line.
